Please read carefully
1. DEPOSIT POLICY
A Non-refundable deposit of 50% of the property rental cost must be paid and the booking form must be duly signed in order for a reservation to be guaranteed. We can only confirm a booking as soon as the deposit is received in full.
2. CANCELLATION BY GUESTS
All cancellations requests must be sent to us in writing and signed by the signatory of the booking form. In case of no show situation or departure prior to scheduled date, or cancellation within 6 weeks prior arrival results in 100% charge of the stay.
3. CANCELLATION OR ALTERATIONS BY OWNER
Although it is unlikely that we will have to make any changes to confirmed arrangements, it could occasionally happen, and we will advise you at the earliest possible date. lf for any reason beyond our control we are unable to provide you with the property you have booked, we reserve the right to transfer you to a similar or better property. However, if this is not possible or you do not wish to be transferred, we will cancel the booking and refund the amount paid to us for the property but we will not be liable for any cancellation charges for travel arrangements.
4. MINIMUM RENTAL PERIOD
For weekly rates, minimum stay is 1 week. Exceptions may be allowed depending on the property and availability. Surcharges may apply. Please, contact us.
5. NUMBER OF GUESTS
Only those persons stipulated on the booking form may use the property. Subletting and/or reassignment are strictly prohibited. The number of guests must not exceed the maximum number indicated in the booking form. Should the owner find that more than the specified number of guests is occupying the property he will be entitled to ask the clients to vacate the property immediately.
It is suggested that your party is covered by comprehensive travel insurance including coverage against trip cancellation and against personal injury. The appropriate coverage can be purchased at the time of the booking. Please contact your travel agent, travel consultant or insurance broker about this. The Villa personnel are covered by legal insurance provided by our company.
7. ARRIVALS AND DEPARTURE TIME
Check-in time is between 15.00pm-16:00pm. Checkout time is between 11:00am-12:00 noon time. We cannot guarantee early check-ins or late check-outs unless confirmed by us in advance.
8. PROPERTY DAMAGE
The guest who signs the booking form is responsible for the correct and decent behavior of his party. Guests are responsible for any loss or damage caused to the property or its contents and is required to report any damage to the owner and to bear the cost of repair or replacement. The property should be left in good repair and undamaged by the guest upon check out, it will be thoroughly examined and an inventory taken on your departure, and if it is not left in a suitable condition, it may be necessary to charge the guest for costs to cover extra cleaning, repairs or replacements. We also recommend you inspect the villa on arrival to ensure that it is in order. Should guests behave disrespectfully towards the property and its contents, the owner reserves the right to ask all guests to vacate the property immediately.
9. SECURITY DEPOSITS
A security deposit between 1.000 EUR to 5.000 EUR (depends on the the property) will be requested upon check in, for the villa and is payable before the beginning of the tenancy, to cover the cost of any damage to the property or its contents during the term of rental. The deposit can be pre-authorized on arrival. The deposit amount, less any applicable claims will be refunded to the guest in the same way it was paid to the owner. The security deposit will be refunded to the guest at the checkout once the owner/manager has had an opportunity to assess the condition of the property.
10. PRICE GUARANTEE
We guarantee that the price of your villa will not be subject to change or local tax.
11. ENTERTAINING AT THE PROPERTY
Parties and other functions involving a large number of invitees are prohibited unless fully approved by the owner in advance. ln the event of unauthorized use of the property in such a way, the owner has the right to ask all guests to vacate the property immediately and the security deposit will be fully forfeited until all applicable claims are fully assessed.
12. GUEST INJURY DISCLAIMER
We will not be held responsible for any accident or injuries to guests, their guests or their children during their stay under any circumstances.
Children are welcome. Please notify us at the time of booking if there will be any children in your party and their ages.

15. SWIMMING POOL
The swimming pools will be kept clean and operational by the property staff.
16. MAID SERVICE
The property will be cleaned at the beginning of the rental period, before arrival. Housekeeping service is included. Guests should leave the property in good order at the time of their departure.
Photographs taken at the property cannot be used or sold for profit without the written authorization of the owner.
No reductions or credit notes will be given under circumstances amounting to ‘Force Majeure’. ln the above, ‘Force Majeure’ means war, threat of war, riot, civil strike, industrial dispute, terrorist activity, accident, natural or nuclear disaster, fire, airline failure, closure of airports or ports and adverse weather conditions or temporary pest problems at and around the Villa or any other event, situation, incident and natural causes outside our control.
Valuables left at the property are at the risk of the guest. The owner and the property staff cannot be held responsible for their loss or misplacement. No responsibility is accepted for any loss of personal items while staying in the property or after departure. The owner will not be liable for any loss or injuries resulting from use of the villa, pool, or in any part of the property how so ever caused. All guests must follow the rules and notices of safety matters, use common sense and parents must supervise their children at all times.
20. GOVERNING LAW AND JURISDICTION POLICY
This agreement and any dispute, controversy, proceedings or claim of whatever nature arising out of or in any way relating to this agreement or its formation, shall be governed-by and construed in accordance with Greek law.
Each of the parties irrevocably agrees to the agreement and terms and conditions and that the courts of Greece shall have exclusive jurisdiction to settle any disputes which might arise out of or in connection with this above mentioned agreement or its formation.
21. PROPERTY INSPECTIONS
To make sure that our guests are best served, we have visited and inspected each villa and therefore the descriptions indicated in this website are made in good faith and are accurate to the best of our knowledge. However, if it turns out that the owner of the villa has made alterations to the interior and/or exterior of the villa without informing us, we do not accept responsibility for any such alterations. In addition, we also decline any liabilities for any shortage of electricity, water or gas supply or any breakdown of the swimming pool filtration system.
22. SWIMMING POOLS
Swimming pools, if available at a villa, will be clean, operational, and will remain as such by the owner. Please note that you are advised to inquire with us for the periods that the swimming pool will be operational when making the reservation (especially if the reservation is made for the period before 01 June or after 01 October).
23. INTERNET SERVICES
Almost all villas provide Internet services unless otherwise specified. Furthermore, even if the villas provide wi-fi services we cannot guarantee that we will be able to re-establish the wi-fi connection in the event of any technical problems.
24. ELECTRICITY AND WATER SUPPLIES
Since many villas are located in an island, electricity and/or water shortage instances may take place in some occasions. We do not take responsibility for any such events or disruptions outside our control and we cannot guarantee re-establishment of the supply.
