Many outer walls are also made of local rocky stones to easily adapt the whole construction to the natural environment, offering at the same time chilled atmosphere in all bedrooms on the 3 level villa. All the indoor space has a traditionally made style of huge rectangular stones for bottom surface providing an imposing view and even cooler environment, while you walk barefoot. This luxurious Myconian Infinity pool villa consists of three different levels covering an indoor floor space of 350 sq.m and outdoor ground space over 850 sq.m. The maximum capacity is 14 adults (6 bedrooms/ 2 living rooms/ 6 full bathrooms) Our guests may have access to entire 3 level Myconian Villa.

The ground level features an Infinity pool, patio and a terrace area with dining table for 20 persons. Ground level consists of four bedrooms, four bathrooms, spacious and luminous living room, a fully equipped kitchen, the huge patio with built in sofas and an amble pool outdoor area. It may comfortably accommodate up to 8 people on real beds in the four spacious bedrooms: Master

bedroom is en-suite, furnished with a queen size bed & mosquito net and has direct access to the pool area. Bedroom II with en-suite bathroom features a king size bed. Bedroom III has a queen size bed and access to a small paved space in the back of the property. Bedroom IV is furnished with two single beds that may be rearranged to a king size bed with walk in closet while offering direct access to pool area as well. All bedrooms have closet or drawers for our guests belongings, fresh bed linen and towels and a plethora of pillows. Among the four rooms lies the even larger luminous living room, furnished with a large elegant colonial style closet, two really long couches equipped with real mattress in order to fit two extra people. Here is another dining table and chairs if a large group wants to split. There is a smart HD-TV (Netflix provided) and a dvd player with lots of movies and other board games for cozy indoor nights. The fully functional and equipped kitchen is at the end of the corridor and a small dining space is available here as well. Kitchen is fully functional with huge fridge and freezer, as well as oven, microwave and all essential appliances and utensils. Through the kitchen there is access to the adjacent outdoor shaded patio, where a huge wooden table comfortably sits at least 20 people around it. Honestly, a unique pleasant atmosphere under the sunny summer days in Mykonos. All bathrooms are built with a traditional Mediterranean style method using special waterproof cement and they form the handmade elegant shower cabins at the colors of the crystal turquoise waters! Of course, hand soap, towels, shampoo and body shower gel are provided.

The other two upper levels feature one master bedroom with en-suite bathroom, a bedroom with king size bed and a bathroom, the second living room with amazing patio overlooking Aegean Sea and Islands, and the second fully equipped kitchen. Νo other tenants are here when you book our villa and you have exclusive use of the property and pool (seasonal opened for use 15/5-30/09) The terraced area around the pool is huge and guests may chill and sunbathe on the wooden sunbeds or take a nap on the comfy stone-built long couches. On the main patio, guests can make use of the outdoor shower before or after entering the pool, and even grill on the BBQ.

Above all, the main highlight of our luxurious villa is the infinity pool overlooking the Aegean Sea and in particular, the preserved bay of Houlakia, the Kanalia and Ornos area and in the

background the infamous Delos island. In days with clear atmosphere, guests may observe almost half of the Cycladic islands when Tinos & Syros & Delos & Rinia are so close, while Ikaria, Kea, Kithnos and Serifos are visible in the background. Guests has exclusive access to the whole 3 levels property. They enter from the parking lot and get down the steps that lead them to the main pool area, where private infinity swimming pool and airy & amp; comfy patio are located, all for their private use and enjoyment.

On ground level right behind the pool are located the four spacious bedrooms, living room, kitchen, four bathrooms and the laundry room. The outdoor shower and the whole terraced area with the sun-beds as well as the lower far east built-in sofa are for guests private use.

The upper two levels of the villa feature a master en-suite bedroom, a second deluxe bedroom, two bathrooms, a very large and comfy living area with an amazing patio overlooking the Aegean sea and a fully equipped second kitchen. Under the pool level is the mechanical equipment room where guests don't have access to it,

rather only our pool caretaker.

We kindly ask you not to jump over the fences to access our two neighboring villas and in general we appreciate our guests cooperation!

We are able to fence some parts of the terraced area in case is required for families with younger children but needless to mention how attentive should be parents with them!

Children under 4 years old stay for free and baby cot & high chair may be provided upon request free of charge.

Our guests enjoy exclusive use of the property's swimming pool, 6 parking spaces in the lot, reliable unlimited wi-fi access, maid service (daily upon request with extra charge), end-cleaning cost and change of fresh bed linens & bath towels (2 per person) every 2 days complimentary, a warm welcome with fine domestic wine or champagne accompanied with fresh seasonal fruits as our compliments.

More frequent maid service may be applied at an extra cost. Special rates apply for monthly, bimonthly or even seasonal rentals. Please feel free to ask for up-to date offers any time.

Rules of the house

All reservations include a rental of the villa, swimming pool, and outdoor space for a specific period of time only and strictly the number of people connected. It covers all utility bills (such as water, electricity, internet), housekeeping as agreed upon, pool and outdoor maintenance as required. 2. The rental of the villa is for the exclusive purpose of housing the agreed upon guests for that period of time and for any other use, unless otherwise agreed with the owner of the dwelling. 3. Failure to comply with term #2 or any of the following will result in the direct complaint of the lease agreement, the breach of the entire amount of the stay, excluding a security deposit if there is no damage to the property, the violent evacuation of the property by all

guests 4. Homeowner or agents reserve the right to enter the property for inspection at any time with reasonable/notice to the guest. 5. A cleaning fee is included in the

agreed upon rental price and occasionally medics cleaning as well. All necessary linens and bath towels are provided accordingly and included in the agreed Rental Price. Pool towels are also provided, however we do not allow the taking of linens or towels from the villa. Sorting with maids is cleaning the interior of the villa, cleaning

the outdoor space, and changing linens, but not “washing, ironing, cooking or washing dishes and food scraps.” 8. Rental rates do not include picking up guests from a port or airport (person or luggage) to or DO NOT include all other transfers from property, toll toll-free, natural gas/gas, car rental or ferry ticket to and from the island. However, all transportation or car rentals can be arranged before or during your arrival. 9.The check out time is strictly before 11.00am Guests staying after 11:00am will be charged 30% of the daily rental. Guests staying after 17: 00pm will

be charged a full day of rental The check-in time is after 15.30 and an additional charge applies in case of an early check-in time depending on the check-in time. A previous agreement with the homeowner is required. 10. The property is expected to deliver tidy and clean. An additional cleaning fee of up to 100€ can be deducted from the security deposit if the property is excessively dirty or in a huge mess. You are not allowed to change the scenery or decor of the houses (including placing furniture) without prior consent of the owners. Indoor furnishings stay inside and outside of furnishings outside! 12. Guest is responsible for any damage or damage to items in and around the properties including plants, exterior structures, etc.
